Buyer seeks construction management services for additions and renovations to Norristown Area High School. The project involves management during pre-construction, bidding, construction, and close-out phases. The high school is approximately 347,433 square feet. The construction manager will evaluate options, develop budgets, perform value engineering, coordinate with architects, and oversee the entire construction process.

• Develop detailed project budget identifying all costs
• Perform minimum of two Value Engineering Studies
• Prepare three detailed cost estimates at different design phases
• Conduct design coordination meetings minimum twice monthly
• Develop bid packages to promote competition
• Maintain qualified on-site field staff during construction
• Coordinate testing, calibration, and start-up of equipment and systems
• Monitor and inspect work to ensure quality compliance
• Process and negotiate change orders with contractors
• Develop detailed construction schedule with milestones
• Document and report deficiencies with corrective recommendations
• Conduct bi-monthly job site and superintendent meetings
• Coordinate substantial completion and final inspections
• Oversee warranty work to ensure contractor compliance
• Maintain photographic records of construction activities
• Establish accurate construction cost accounting system
• Coordinate training of Owner's personnel on systems
• Certify building conforms to plans and specifications
• Submit organized project documentation to Owner
