Buyer seeks a qualified contractor to provide comprehensive facilities management services across multiple city-owned properties. Services include maintenance, operations, and administrative support for office buildings, public safety facilities, and other structures. The contractor will be responsible for routine and preventative maintenance, mechanical systems support, project management, and administrative duties. Buyer requires maintenance of industry standards for cleanliness, safety, energy efficiency, and code compliance.

- Project management staff: 8-10 years minimum experience.
- Maintenance staff: 4 years minimum experience with active boiler license.
- Montana Department of Labor and Industry low-pressure boiler engineer license.
- Montana DEQ Class A and B Operator certification.
- Personnel must pass federal fingerprint-based criminal history check.
- Personnel must obtain and maintain CJIN certification.
- Perform routine maintenance of HVAC, electrical, plumbing, and mechanical systems.
- Implement preventative maintenance program for all building systems.
- Manage projects including renovation, maintenance, and capital improvements.
- Oversee contractor performance and ensure compliance with codes and standards.
- Monitor and improve energy efficiency across facilities.
- Coordinate security measures, surveillance systems, and access control protocols.
- Maintain asset inventories and facility system documentation.
- Develop long-range master and capital improvement plans.
- Respond to emergencies within 30 minutes at all times.
- Maintain boilers with proper licensing and certifications.
