Buyer seeks architectural services for terminal improvements at Roanoke-Blacksburg Regional Airport using the Construction Manager at Risk delivery method. The project includes relocating the terminal security screening checkpoint, relocating explosive detection system machines, reconfiguring the outbound baggage system, and expanding airline ticket counters. The project will be designed as one project but constructed in multiple phases. Construction is anticipated to begin in the third quarter of 2026.

- Design security screening checkpoint relocation and administration office relocations
- Relocate explosive detection system machines and reconfigure outbound baggage system
- Relocate and expand airline ticket counters and associated airline offices
- Develop GMP bid packages with CMAR delivery method
- Reconcile cost estimates with CMAR at each design phase
- Provide full-time on-site Resident Project Representative during construction
- Coordinate with TSA for security checkpoint requirements
- Develop phasing to maintain terminal operations during construction
- Prepare federal and state grant applications/documentation
- Ensure airport systems remain operational during construction
