Construction Management Services (Post-Referendum)

Buyer seeks construction management services for post-referendum capital projects at six district schools. The services include design phase support, bidding phase management, construction phase oversight, and post-construction coordination. Buyer requires assistance with executing voter-approved $98.8M in capital construction projects including reconstruction and renovation projects at all district schools.

• 7/25/2025 - Proposal Due Date
• 8/1/2025 - Interviews with finalists
• 8/26/2025 - Board selection of consultant

• At least ten years' experience in construction management for similar projects
• At least ten years' experience in engineering, consulting and cost estimating
• Demonstrated understanding of project requirements and District needs

• Provide independent cost estimates of designs with value engineering analysis
• Develop project schedule including mandatory milestones for contractors
• Manage all contractors and provide onsite supervision during construction
• Divide project into independent scopes of work for bidding packages
• Review and evaluate claims, change orders, and payment applications
• Maintain daily contractor manpower logs and project files
• Coordinate communications between contractors, District, Architect and community
• Verify out-of-scope work necessary to keep project on schedule
• Prepare monthly budget forecasts through project completion
• Manage project close-out and warranty coordination
