AOB Restack Design

Denver International Airport

Buyer seeks a qualified design firm to provide comprehensive architectural and engineering services for renovating floors 6-10 of the Airport Office Building (AOB). The project aims to create an agile work environment that enables fluid and sustainable operations while leveraging space and technology to lower costs. The design must align with DEN Workplace Strategy and Guidelines Program to increase workplace density, improve operational efficiency, and upgrade aging infrastructure. Construction will be multi-phased over a three-year period with full completion expected by January 2029.

• 6/7/2025 - Pre-Proposal Conference
• 7/8/2025 - Optional Site Visit
• 7/15/2025 - Last Date to Submit Written Questions
• 7/24/2025 - Proposal Due Date

• Verify existing conditions and develop plans aligned with DEN Workplace Strategy Guidelines
• Design comprehensive renovations for floors 6-10 of the Airport Office Building
• Coordinate with stakeholders and CM/GC contractor throughout the design process
• Upgrade building systems including electrical, mechanical, plumbing and fire safety
• Develop construction phasing plans to maintain uninterrupted facility operations
• Create detailed construction documents for permitting and construction
• Incorporate sustainability requirements per Denver Executive Order No. 123
• Facilitate design charrettes and stakeholder meetings throughout the project
• Coordinate with DEN Art Program for proposed public art locations
• Provide construction administration services throughout the project
