Buyer seeks architectural and engineering services for a building renovation project. The project involves updating Sheriff operations facilities, detention areas, and administration within the existing County Administration building. Additional alternates include Court security improvements and District Attorney office space. Buyer has engaged a technical consultant who will provide programming, conceptual drawings and specifications, but the selected firm will serve as architect of record.

• Insurance requirements including $2M General Liability aggregate
• Experience with municipal and law-enforcement projects
• Ability to coordinate with CM/GC delivery method

• Design updated Sheriff's detention and administration facilities
• Plan Court security improvements as add alternates
• Update building windows, bathrooms, and Commissioner Chambers
• Coordinate with technical consultant McClaren Wilson & Lawrie
• Create structural, mechanical, electrical, and plumbing as-builts
• Develop design alternates for District Attorney office space
• Facilitate User Group meetings with building stakeholders
• Coordinate with CM/GC on construction cost estimates
• Attend County Commissioner meetings for regular updates
• Provide on-site observation twice monthly during construction
• Assist CM/GC in obtaining bids and pre-bid conferences
• Develop FF&E coordination with selected vendor
• Coordinate with utility providers
• Develop waterproofing/roofing/envelope solutions
• Provide IT/Low Voltage design for telecom, AV, access control
• Design in flexibility for future building needs
• Present designs at public informational meetings
• Create construction document sets for permit submittal
• Develop full interior design including color selection
• Work collaboratively in transparent process with stakeholders
