Buyer is seeking Design/Build services for a concrete pad to accommodate a new walk-in freezer at their Service Center. The project requires architectural, structural, electrical, and civil design work followed by construction. The freezer unit has been purchased separately and will be installed by another vendor. The work includes creating a level 16' x 65' concrete pad, demolition, grade adjustments, electrical distribution, and flashing where the freezer connects to the existing building.

• Bonding capacity sufficient for project
• Experience with industrial refrigeration or warehouse projects
• Design-Build experience
• Ability to self-perform portions of work
• Availability to meet project schedule

• Design and construct concrete pad for new walk-in freezer
• Match freezer floor elevation to existing door threshold
• Demolish surrounding concrete and asphalt elements
• Adjust surrounding grades for positive drainage
• Perform structural assessment for concrete foundation requirements
• Design electrical distribution from existing service
• Install electrical for refrigeration units and lighting
• Apply flashing and sealant where freezer attaches to building
• Create pad approximately 16' x 65'
• Provide complete architectural and structural drawings
• Coordinate with separate freezer vendor (Polar King)
• Submit plans for city and fire authority approval
• Manage pre-construction services and long-lead materials
• Establish guaranteed maximum price contract
• Complete project by November 1, 2025
• Ensure compliance with NEC and local electrical codes
• Maintain minimum 6-foot clearance from building ventilation
• Allow 3-foot clearance around condensing unit
• Create level slab per local building code requirements
• Install rodent barrier and low-expansion foam at thru-wall openings
