Berlin Gateway Avenue Construction Management Services

Buyer seeks a Construction Management Services contractor to perform Quality Assurance/Quality Control during the construction phase of the Gateway Avenue reconstruction project. The project involves reconfiguring and reconstructing Gateway Avenue between VT Rt 62 and Walmart Parking lot, including roadway widening, utilities, and stormwater infrastructure. Construction is scheduled from mid-July through November 2025. The CM will become a member of the project team including Town of Berlin, Berlin Mall LLC, and O'Leary-Burke Civil Associates.

- Minimum of three references from similar projects in last five years
- Experience with QA/QC process in similar projects
- Ability to bond the final contract values
- Provide required insurance coverage
- Provide on-site supervision through project completion
- Perform inspection for adherence to contract documents
- Identify non-compliance or deviations from contract documents
- Verify compliance with applicable codes and regulations
- Participate in total construction commissioning throughout project life
- Ensure water, wastewater, stormwater, and road standards meet requirements
- Verify construction elements work individually and together as intended
- Ensure compliance with New Town Center standards
- Maintain accurate as-built drawings
- Prepare O&M Manuals
