Buyer seeks construction management services for a capital project across multiple campuses. The project includes pavement, doors, roofs, mechanical systems, fire alarms, PA systems, secure entrances, and renovations. Services include pre-construction and construction phase management for a multi-phase project scheduled for 2028-2030. The CM will coordinate with architects, contractors, and school officials throughout the project lifecycle.

• Four completed projects of similar size, scope, complexity and schedule constraints
• Prior New York State Public School District experience
• Experience providing professional construction management services
• Experience with NYS general municipal bidding laws
• Experience managing reconstruction work in occupied K-12 buildings
• Expertise in cost estimating
• In-house process for QA/QC of design team documents

• Develop cost estimates for pre-referendum phase
• Perform value engineering for economic benefit while maintaining requirements
• Review contractor bids and assist in preparing bid analysis
• Provide full-time on-site supervision of contractors
• Coordinate activities, schedules, and work of multiple prime contractors
• Host web-based program for RFIs, submittals, and punch lists
• Conduct weekly job meetings and maintain meeting minutes
• Establish jobsite safety and security program
• Review and process contractor payment requests
• Review and process contractor change orders
