Buyer seeks to lease office space for MassHealth to provide in-person customer service support to members or prospective members. The space must be located in Chelsea, East Boston, Everett, Malden, or Revere with proximity to public transportation. Buyer requires approximately 14,100 square feet of usable area with 45 parking spaces for a 10-year lease term. The office is expected to receive approximately 200 visitors each week.

• Provide approximately 14,100 sq ft of office space for client/customer service
• Build out premises on turnkey basis according to specifications
• Supply and install workstation systems furniture
• Provide 45 parking spaces, some required 24/7/365
• Ensure building complies with accessibility requirements (ADA/MAAB)
• Provide comprehensive property management services
• Maintain HVAC systems to specified temperature ranges
• Install security systems with 24/7 monitoring service
• Provide janitorial services including recyclables collection
• Conduct indoor air quality testing after occupancy and during lease term
