- Sufficient bonding capacity for design-build contract value
- Design and construct new 200-bed residence hall on South Campus
- Create primarily single-occupancy bedroom apartments with kitchens and living areas
- Design common spaces including lounges, laundry rooms, and study areas
- Incorporate sustainability and energy efficiency requirements into design
- Manage construction to ensure completion by March 2028
- Develop efficient and cost-effective design to meet fixed budget
- Consider modular or prefabricated construction systems
- Utilize M/WBE and SDVOB firms to meet established goals
- Provide materials and labor payment and performance bonds
- Obtain required professional licenses and certifications
