Buyer seeks construction management services for renovation and expansion of the first floor of Imperial County Behavioral Health Services building. The project will transform 5,200 sq. ft. of existing space and add 1,542 sq. ft. to enhance mental health triage services. Services include full-time construction management, inspection, and labor compliance support throughout the anticipated 277-day construction period. The project aims to create separate spaces for adults and children/youth to improve crisis mental health services.

• Construction Manager must be licensed architect, registered engineer, or licensed general contractor
• Minimum three years experience with similar projects
• DIR registration required for all contractors and subcontractors
• Experience with California public works contract codes
• Experience in claim defense for public agencies

• Oversee renovation of first floor ICBHS building
• Schedule and conduct preconstruction meeting
• Provide full-time daily inspections of construction activities
• Review payment applications and change order requests
• Monitor labor compliance with California Labor Codes
• Conduct weekly project coordination meetings
• Document as-built conditions and maintain project records
• Review contractor submittals and RFIs
• Prepare detailed punch lists and monitor completion
• Assist with Notice of Completion filing
