The properties consist of 98 units with mixed financing including public housing, project-based vouchers, project-based rental assistance, and market-rate units. The management scope includes leasing, rent collection, maintenance, resident relations, and compliance with multiple housing programs. Services also include managing two commercial spaces, with one specifically required to be a laundromat.

• Site manager must have management experience with subsidized properties
• Maintenance manager must have property maintenance experience in supervisory positions
• Staff must have industry certifications such as rent calculation, PHM, SHCM, TaCCs, TCS

• Manage residential properties with public housing, PBV, PBRA, and market-rate units
• Maintain 98% occupancy rate and 98.5% rent collection
• Process applications and maintain site-based waiting lists
• Complete emergency work orders within 24 hours, routine within 7 days
• Conduct annual unit inspections with REAC protocol
• Manage two commercial spaces including marketing and tenant relations
• Enforce lease compliance and handle evictions when necessary
• Provide detailed monthly financial reports by the 3rd of each month
• Maintain compliance with HUD, LIHTC, and other regulatory requirements
• Achieve REAC scores of at least 90 points for multifamily sites
