Buyer seeks construction management services for a Preschool addition to Columbus Elementary School in Carteret, NJ. The project is funded through the Preschool Facilities Expansion grant. The construction manager will work with DMR Architects throughout design, bidding, construction and closeout phases. Buyer requires on-site supervision, project coordination, quality control, and monthly reporting throughout the project lifecycle.

  • Pre-qualification by NJ Department of Treasury
  • Rating with New Jersey Schools Development Authority
  • Construction management experience with NJ public school districts
  • Serve as project lead and owner's on-site representative
  • Establish and monitor design schedule with architectural firm
  • Provide cost estimates at 55% and 85% completion
  • Identify and investigate DPMC-approved contractors and suppliers
  • Organize pre-bid conferences and evaluate received bids
  • Coordinate submittals/approvals to maintain construction schedule
  • Review contractor payment applications and make recommendations
  • Estimate and negotiate change orders on behalf of district
  • Develop detailed schedule of closeout activities
  • Ensure Certificate of Occupancy or Approval is issued
