  • Experience with similar roof renovation projects
  • Knowledge of state education grant requirements
  • Ability to coordinate with school schedules
  • Commercial liability insurance of $1M per occurrence
  • Site evaluation of all roof areas, skylights, flashings and adjoining surfaces
  • Design of roof replacement, skylights, and adjacent surfaces
  • Asbestos testing following EPA guidelines
  • Prepare grant application documents for Department of Education
  • Create detailed specifications and drawings for bidding
  • Conduct pre-bid meetings with contractors
  • Perform construction administration and site inspections
  • Design installation of new roof hatch access
  • Design safety railings and other required safety devices
  • Develop cost estimates prior to bidding
  • Attend Windsor Public Building Commission meetings
  • Provide construction observation services (part-time or full-time)
  • Coordinate with multiple departments and stakeholders
  • Create separate proposals for each of three building sites
  • Prepare project closeout documentation and warranty reviews
