Buyer is seeking an experienced firm for Job Order Contracting construction services to manage small construction projects. The contract will be used for various asset and infrastructure construction and maintenance throughout Port of Seattle locations in King County. Buyer requires the contractor to subcontract at least 90% of each Work Order direct construction work, with an 8% DBE utilization goal. The contract will be used for both FAA-eligible and non-FAA eligible work.

• Current certificate of registration as a contractor per chapter 18.27 RCW
• Current Washington Unified Business Identifier (UBI) number
• Industrial Insurance coverage for employees working in Washington
• Washington Employment Security Department number
• Department of Revenue state excise tax registration number
• Not disqualified from bidding on any public works contract
• Active System for Award Management (SAM) profile

• Coordinate with engineers regarding Work Order scope identification
• Recruit, manage, and train DBE subcontractors
• Provide construction management including RFIs and submittals
• Develop and coordinate project schedules with the Port
• Provide full-time onsite field supervision to manage subcontractors
• Manage material acquisition and supply chain
• Supervise construction tasks including safety management
• Report job status to owner with detailed record keeping
• Coordinate submittal control process
• Provide project closeout documentation including as-builts and O&M manuals
