Buyer seeks a construction management firm to manage the construction of a new laundry addition to an existing nursing home. The project consists of a one-story, 1,400sf addition connected to an occupied 103-bed nursing facility. The addition will be non-combustible construction with steel studs supporting F.R.T. wood roof trusses. The project requires coordination of existing water, fire, and gas underground utility lines while maintaining ongoing facility operations.

• Demonstrated history of successfully completing similar projects
• Ability to provide payment and performance bonds
• Experience with construction in occupied healthcare facilities

• Manage construction of 1,400sf laundry addition to occupied nursing home
• Develop phasing plan ensuring safety for nursing home residents
• Perform constructability review of design documents
• Prepare comprehensive CSI-format construction cost estimates
• Develop site utilization and temporary controls plan
• Maintain Value Engineering log with construction alternatives
• Manage and coordinate all aspects of construction per AIA 133 CMc
• Solicit minimum three proposals from subcontractors for trades over $10,000
• Provide monthly schedules highlighting critical path
• Manage work around existing water, fire, and gas utility lines
• Maintain as-built drawings in both hard copy and AutoCAD format
• Develop and implement a work safety program
• Coordinate quality assurance, testing and inspecting programs
• Maintain project documentation including RFIs and change order logs
• Ensure minimal disruption to existing nursing home operations
