Buyer seeks architectural/engineering services for Weber Hall (Bear Creek Apartment A) Building maintenance project. The project includes upgrades to mechanical systems, plumbing, painting, carpet, roofing, student rooms, fire alarm, lighting, and BAS systems. All work will be completed during summer 2026 using Design/Bid/Build delivery method. Buyer will select the highest-ranked firm through a two-stage process including submittals and oral interviews.

• Prior experience with projects of similar scope and size
• Experience with 60-75 calendar day construction schedules of similar complexity
• Experience with and knowledge of University of Colorado Boulder standards
• Prior experience working on Student Housing projects
• Experience working on Design/Bid/Build projects
• Preferred experience with Buy Clean Colorado program

• Upgrade mechanical systems in Weber Hall
• Renovate plumbing systems
• Complete painting throughout facility
• Replace carpeting in designated areas
• Repair or replace roofing systems
• Renovate student rooms
• Upgrade fire alarm systems
• Improve lighting systems
• Enhance BAS (Building Automation Systems)
• Address deferred maintenance issues
• Implement Buy Clean Colorado requirements
• Submit Environmental Product Declarations (EPDs)
• Perform life cycle costing for energy efficiency
• Ensure durability and maintainability in design
• Coordinate value engineering activities
• Meet 60-75 day construction schedule
• Establish and maintain cost estimates
• Control consultant contract costs
• Ensure compliance with university standards
• Complete project during summer of 2026
