Buyer seeks qualified architecture, engineering, and consulting firms to provide ongoing design and consulting services. This pre-qualification process will determine the list of firms eligible for contract awards for May 2025-April 2028, with potential 24-month extension. Buyer intends to award multiple contracts through task orders for an indefinite quantity of professional services on an as-needed basis.

• Licensed architecture, engineering, and consulting firms

• Develop schematic designs and construction documents for housing projects
• Create detailed specifications and drawings for bidding
• Conduct site inspections to verify existing conditions
• Provide construction administration and oversight
• Review contractor shop drawings and submittals
• Develop project schedules and budgets
• Lead pre-construction and weekly project meetings
• Address and document change orders during construction
• Perform warranty phase inspections and documentation
• Provide envelope (façade, roof, window) inspections
• Conduct below grade structural assessments
• Develop weekly project reports and meeting minutes
• Prepare record documents electronically
• Provide mechanical, electrical, and plumbing engineering services
• Assist with bidding process and review contractor proposals
• Serve as Owner's Representative when requested
• Conduct landscape architecture and civil engineering
• Evaluate renovations for public housing conversion to Section 8
• Provide zoning report services
• Perform strategic planning for housing developments
