Buyer seeks a qualified Construction Manager at Risk firm to provide preconstruction and construction management services for a city hall addition and renovations. The project involves building a 600 sq.ft. two-story addition with new entry including an elevator, plus renovating 6,000 sq.ft. of the existing first floor space. The project is currently in the Preliminary Design phase. Buyer requires the CM@R to assist with defining the project schedule and preliminary cost estimates.

• Experience as prime at-risk contractor, design builder, or construction manager
• Completed minimum of three similar or larger facilities
• Licensed to provide construction management services in North Carolina

• Provide preconstruction cost estimating and value engineering
• Develop site management plan including phasing and sequencing
• Perform constructability reviews during design phase
• Establish quality control standards and maintenance procedures
• Define project delivery schedule with design team
• Provide life-cycle cost analysis of building systems
• Assist with competitive pricing procurement environment
• Connect new two-story addition to existing building
• Install elevator for ADA compliance between floors
• Renovate approximately 6,000 sq.ft. of first floor space
• Upgrade finishes throughout existing first floor space
• Manage subcontractor performance to minimize change orders
• Coordinate site improvements to building front entrance
• Renovate existing drive-thru area
• Implement minor renovations on upper and lower floors
• Ensure schedule compliance while maintaining quality
• Provide general contracting services
• Deliver project cost control and budget management
• Coordinate with architect on design development
• Self-perform appropriate construction work if applicable
