Buyer seeks qualified architectural firms to provide professional services for the planning and design of a new City Hall facility. The project involves demolition of the current City Hall and construction of a new facility at the same 1.6-acre site. The new building will house approximately 50 staff members across multiple departments including City Council Chambers, Administration, Finance, and others. Buyer will fund the project through issuance of bonds as approved by City Council.

• Significant current experience in development, design, and construction of municipal buildings
• Offices located in the local area
• Ability to quickly respond to issues during design and construction

• Conduct site analysis and space needs assessment
• Develop programming and conceptual design for new City Hall facility
• Create computer-generated renderings and cost estimations
• Prepare schematic design and design development documents
• Coordinate engineering disciplines including mechanical, electrical, plumbing
• Produce construction documents and bid documents
• Obtain regulatory approvals from various agencies including TDLR
• Present designs to local public stakeholders during evening meetings
• Provide value engineering recommendations to maintain budget compliance
• Administer construction phase services including RFI responses and submittal reviews
• Conduct site observations and issue architectural supplemental instructions
• Prepare and complete architectural and MEP punch lists
• Verify and document existing conditions for base drawings
• Develop full facility floor plans for approximately 50 staff members
• Present plans for demolition of current City Hall and construction at same site
• Provide design accommodations for multiple city departments and council chambers
• Attend weekly coordination meetings during construction phase
• Implement city standards and guidelines throughout design process
• Manage and coordinate all subconsultants throughout project
• Maintain budget certification at each design phase
