The buyer seeks a Construction Manager at Risk (CMAR) firm for the Alkek IBT Building Lab Expansion/Renovation & EnMed Build-out project. The project involves renovating and upgrading spaces in the Albert B. Alkek Building and building out spaces in Discovery Tower. It includes relocating administrative offices, converting floors into research spaces, and upgrading building utility systems. The project is programmed in three stages and will be executed while the Alkek Building remains occupied.

• 4/17/2025 - Proposal Due Date

• Provide pre-construction services including constructability guidance, cost estimates, and construction schedules
• Provide a Guaranteed Maximum Price (GMP)
• Perform complete construction services consistent with CMAR construction delivery process
• Relocate IBT administrative offices from Alkek Building to Discovery Tower
• Build out 8,750 square feet of shell space in Discovery Tower
• Convert 2nd, 7th, and 11th floors of Alkek Building into fully equipped research spaces
• Upgrade 4th, 5th, and 6th floors of Alkek Building into cutting-edge research spaces
• Reconfigure and replace building utility systems in Alkek Building
• Manage construction while Alkek Building remains occupied
• Coordinate three-stage project implementation
