The project involves expanding the facility from 46,775 to 101,135 square feet to accommodate PreK through Grade 5 students. The school will be unoccupied during construction with an expected duration of 18-20 months. The project includes absorbing students from two other schools and accommodating increased enrollment projections.

  • Experience as CMR on at least five school construction projects
  • Demonstrated experience with state audits of completed projects
  • Current CT DAS Pre-Qualification certificate and Major Contractor Registration
  • Proven ability to submit cost-effective solutions
  • Experience with Connecticut School Construction Program
  • Provide construction cost estimates at Schematic, Design Development, and Construction Document phases
  • Collaborate with architects for constructability reviews and value engineering
  • Develop Guaranteed Maximum Price (GMP) for board approval
  • Coordinate bid process and develop bid packages compliant with regulations
  • Establish construction scheduling and phasing for 18-20 month project
  • Develop phasing and logistics plan for building renovations and addition
  • Maintain construction quality control on occupied site during project
  • Manage and track contingency funds throughout construction process
  • Coordinate Connecticut High Performance Building requirements and commissioning
  • Prepare monthly executive reports and change order documentation for state reimbursement
