Buyer seeks architectural/engineering services for preliminary design of a boutique hotel and conference center in Historic St. Mary's City, MD. The project supports the Fort to 400 initiative. Buyer requires preliminary design, site planning, impact analyses, scheduling, and cost estimating services. The selected firm will work closely with the project team to analyze overall project viability.

• Been in business for at least five years
• Team of registered professional architects and engineers led by Maryland-registered firm
• Experience providing preliminary design services for government/commercial clients
• Substantial experience with community involvement during planning and design phases
• Substantial design experience related to complex construction of sports facilities
• Experience in innovative design methods for building efficiencies and cost containment

• Provide preliminary design services (10-15% schematic design)
• Conduct site development and planning
• Perform infrastructure and environmental impact analyses
• Prepare project schedule and cost estimates
• Assist with professional and technical service procurements
• Coordinate with project team and stakeholders
• Develop master project schedule
• Produce high-level construction schedule
• Create preliminary design reports and updates
• Present findings and conclusions to MSA and HSMC
