The buyer seeks a Construction Manager at Risk for the demolition and replacement of a Transitional Program Unit building at Belmont Correctional Institute. The project involves constructing a new stand-alone TPU building within the secure perimeter. • 7/1/2026 - Construction Stage Notice to Proceed
• 4/1/2027 - Substantial Completion of all Work
• 7/1/2027 - CM Services Completed

• Provide constructability review comments on documents produced by A/E
• Develop and maintain estimates of probable construction cost
• Perform value engineering
• Develop project schedules and construction schedules
• Lead and manage Subcontractor Prequalification and Bidding process
• Implement Building Information Modeling (BIM) on the project
• Hold all subcontracts and be responsible for means and methods of construction
• Ensure project safety and completion within agreed schedule
• Monitor compliance with EDGE, equal employment, and prevailing wage requirements
• Submit monthly reports of activities to the Contracting Authority
