Zoning Code Rewrite Project

Town of Chino Valley

Buyer seeks qualified teams to perform consulting services for a complete rewrite of the Town's existing Uniform Development Ordinance. The project involves returning it to a Zoning Code and a Subdivision Code. The new Zoning Code will implement the 'Make it Chino' General Plan ratified in November 2023. Buyer expects the consultant to work alongside Town staff, be visionary and creative, and have significant experience in writing zoning codes for rural areas in the western United States.

• 12/16/2024 - Deadline for Inquiries
• 12/23/2024 - Proposal Due Date
• 1/1/2025 - Review of Submittals / Interviews
• 2/1/2025 - Contract Review by Town Council for Award

• Rewrite existing Uniform Development Ordinance into separate Zoning and Subdivision Codes
• Create new zoning districts with appropriate and specific uses
• Incorporate graphics to visually explain code concepts
• Ensure compliance with Arizona State law
• Develop effective visualization tools to communicate proposed changes
• Work with Staff Advisory Zoning Workgroup throughout the process
• Create an executive summary of changes made to transform the document
• Conduct regular meetings with Town staff and Zoning Workgroup
• Implement the 'Make it Chino' General Plan in the new Zoning Code
• Provide guidance for HMU areas and design standards along SR-89
